Josh Hattter
Founder / CEO

Josh is the founder and visionary behind Curated Vacation Properties, leading CVP with a focus on design, data, hospitality, and long-term asset performance. He first entered the short-term rental world in 2012, listing a one-bedroom apartment on King Street on VRBO long before the category became mainstream. What began as an early investment in hospitality real estate has grown into a portfolio of more than 125 listings, over $10M in annual bookings, and more than $250M in managed hospitality assets.

Originally from Metro DC, Josh has called Charleston home since 1999 and brings a deep understanding of the region, its homes, and its guest experience. He is especially proud of the culture CVP has built: a team that genuinely cares for one another, its owners, and every guest experience. His favorite place to travel is Thailand, though he says he always loves coming home.

Kylie Leach
VP of Operations

Kylie brings a polished luxury hospitality background and a deep love for Charleston to her role as Property Success Manager. Originally from Mechanicsville, Virginia, she moved to Charleston in 2014 to attend the College of Charleston, where she earned degrees in Hospitality and Tourism and Business Administration. Her hospitality career began at Marriott Vacations Worldwide and later expanded into high-end service at The Sanctuary on Kiawah Island, where she held roles across guest services, concierge, housekeeping, club concierge, and front office leadership.

Kylie later served as Front Desk Manager at Charleston Place before bringing her luxury operations experience to CVP. Today, she works closely with owners and internal teams to keep each property performing beautifully, ensuring standards are upheld, details are addressed, and every stay reflects the care behind the CVP experience. Her favorite Charleston restaurant is Costa, a place made even more special by family memories and a pre-engagement dinner with her fiancé.

Caroline is a South Carolina native with a passion for creating unforgettable experiences. She earned her degree from the College of Charleston with a focus in Hospitality and Tourism Management, and went on to refine her skills in luxury hospitality, weddings, and high-end events at Patrick Properties Hospitality Group. With hands-on experience in event production and a keen eye for detail, she now leads our concierge program — serving as the driving force behind ensuring every guest receives a personalized, seamless experience from the moment they arrive.

With an intimate knowledge of Charleston's vibrant culture — from its sun-soaked beaches to the charm of its historic downtown — Caroline brings an authentic local perspective to every interaction. She is dedicated to anticipating guests' needs, connecting them with the best Charleston has to offer, and crafting moments that linger long after their visit. Whether coordinating an elegant event or guiding guests toward hidden local gems, Caroline's expertise and genuine love for her city make every experience truly memorable.

Jesse Tuten
Chief Engineer

Jesse brings technical expertise, calm problem-solving, and a craftsman’s eye to CVP’s property care. Originally from Hendersonville, North Carolina, he moved to Charleston in 2009 after earning a Bachelor of Science in Engineering Technology from Western Carolina University. His early career as a Design and Tooling Engineer and CNC Programmer gave him a strong foundation in precision, systems, and complex problem-solving.

Before joining CVP, Jesse expanded his work into residential renovations, repairs, and short-term rental maintenance, giving him firsthand experience with the details that keep homes guest-ready and owners confident. As Maintenance Manager, he helps protect the quality, comfort, and reliability of the properties CVP manages. Jesse especially appreciates CVP’s culture and sense of appreciation, and when he is away from work, he is happiest fly fishing in the mountains, with Charleston fishing as a close second.

Cassidy Iverson
Field Operations Manager

Cassidy oversees field operations with a hands-on hospitality mindset and a strong appreciation for the coastal lifestyle that shapes CVP’s guest experience. Born and raised in Aiken, South Carolina, she later moved to Hilton Head, where her time as lead host at the Links Golf Club in Sea Pines helped spark her passion for polished, high-standard service.

After relocating to Charleston, Cassidy was selected for Kiawah Island’s Manager-in-Training program, further developing her understanding of luxury hospitality operations before joining Curated Vacation Properties. Today, she helps ensure CVP’s homes are cared for in the field with consistency, professionalism, and attention to detail. She loves that CVP’s work goes beyond managing properties: it creates memorable guest experiences while building strong, trusted relationships with homeowners. Her favorite place to unwind is her family’s lake house on Lake Murray, where she can be on the water and spend time with family.

Jay brings a strategic, hospitality-first approach to owner partnerships and portfolio growth. He began his career in service-focused environments at Carmel Country Club and Charleston Harbor Resort & Marina, where he developed a strong foundation in guest experience, service standards, and operational excellence. That early hospitality lens continues to shape how he approaches every property, client relationship, and investment opportunity.

Jay later built a successful career in business development, project execution, and strategic growth, including work with Charleston County Economic Development, where he managed a portfolio of more than 300 companies and helped support over $1.85B in capital investment and more than 6,000 new jobs. He also brings private-sector experience in sales pipelines, marketing strategy, and data-driven brand positioning. At CVP, Jay helps owners and investors align their goals with elevated hospitality operations, strong performance, and a guest experience designed to stand apart.

Price Stevens
Maintenance Engineer

Price Stevens brings a hands-on perspective to luxury hospitality asset management, having spent years self-managing his own STR investments before turning that passion into a career. A Montreat College grad and North Carolina native, Price relocated to Charleston in 2023 and understands the vacation rental industry from both the investor and operator side.

Before CVP, Price toured as a guitarist and did wedding videography with his wife, Anna; a background that sharpened his instinct for hospitality and delivering great experiences. That same drive defines his work today for both guests and homeowners alike.

Febe leads Guest Services with warmth, precision, and a deep understanding of what makes a stay feel effortless. Originally from La Ceiba, a small coastal city in Honduras, she brings six years of hospitality and short-term rental experience to CVP, including five years with Cozi Vacation Rentals, where she supported a portfolio of more than 300 properties and advanced into leadership as Customer Service Supervisor and Guest Services Manager.

At CVP, Febe helps ensure every guest feels cared for from the first message to the final farewell. Her background in guest communication, service recovery, and team leadership allows her to create the kind of seamless, attentive support that turns a beautiful property into a memorable stay. When she travels, she is happiest anywhere near the beach, especially along the coastlines of Central America.

Systems Integration Manager

Amelia brings local insight, operational discipline, and a passion for thoughtful guest experiences to her dual role leading concierge programming and systems integration. A true Charleston local raised in Moncks Corner and a proud College of Charleston alum, she began her hospitality career in reservations at King and Society before advancing into property operations with Luxury Simplified Retreats and Stay Duvet.

Her experience spans reservations, inspection standards, home care, revenue-focused sales, mid-term rental operations, concierge program development, and systems optimization. Since joining CVP, Amelia has helped build and refine the processes that allow the team to scale high-touch service without losing the personal details that make each stay feel curated. What she loves most about CVP is being part of a team that genuinely strives to be better every day. Her favorite local spot is Music Man’s BBQ in Moncks Corner, a classic hometown staple she considers worth every mile of the drive.
